Q - How long does it take to receive my Tenant Screening?

A - This depends on how long it takes for your applicant to approve the Tenant Screening. If you had your applicant use the Smart Housing Online Application we collect the authorization as part of the process. If you order your screening we will send your applicant and email and/or test requesting them to approve the screening. After they authorize the screening you will receive the tenant screening in an instant.


Q - What is Smart Score®?

A - Smart Score® is a proprietary scoring model developed at Smart Housing that takes a comprehensive look at your resident using all the data from your screening report. This allows you to take a holistic look at their income, debt, credit information, criminal history, eviction history, etc. without violating any Equal housing rules.


Q - Why does my applicant have to provide their authorization?

A - The Fair Credit Report Act (FCRA) requires anyone requesting restricted data to be credentialed. This is a fancy way of saying we need to confirm that people requesting this data have a valid reason. Normally, landlords have to go through a lengthy enrollment and have a certified inspector visit their place of business which can take upwards of a week to setup. However, FCRA allows someone pull their own information and share it. Smart Housing's Tenant Screening has been built on this premise which is why we are required to have the applicant authorize the screening.


Q - What is the refund policy?

A - If your applicant doesn't authorize your screening request within 15 days we will refund your money and cancel your screening request. 

If you are not fully satisfied with your screening report kindly let us know and if we can't resolve your concern (within the bounds what you ordered) we will refund your money.
