You will provide us information about yourself and/or your company when you register to be a user of the Smart Housing system, register for certain services, or register for email newsletters and alerts.



E-mail Information

If you choose to correspond with us or one of our clients via e-mail, we may retain the content of your e-mail messages together with your e-mail address and response.



Phone Number Information

If you choose to correspond with us or a client via phone, we may collect the phone number and track how long the duration of the call was for reporting purposes.



E-mail a Friend or Third Party

We sometimes offer you the ability to send an e-mail to a friend or other third party. E-mail a Friend functionality is for informational purposes only and may not be used for any unlawful or unauthorized purpose.



How we use the Personal Information we Collect:

Our primary purpose in collecting personal information is to provide you with a safe, smooth, efficient, and customized experience. We may use your personal information to:

  • provide the services and customer support you request;
  • process transactions and send notices about your transactions
  • resolve disputes, collect fees, and troubleshoot problems;
  • compare information for accuracy and verify it with third parties.
  • prevent potentially prohibited or illegal activities, and enforce our User Agreement;
  • customize, measure, and improve our services and the content and layout of our website;
  • send you targeted marketing, service update notices, and promotional offers based on your communication preferences;


How we share personal information with other Smart Housing users

To process your applications, screening, payments, and maintenance requests we need to share some of your personal information with the person or company that you are applying to, paying, or requesting information or services from or is paying or interacting through the service with you.

Your contact information, date of sign-up, the number of payments, history of maintenance, and history of successful payments you have made or received from other users, address, phone, email address, and whether you have verified control of a bank account and/or credit/debit card are provided to other Smart Housing users who you transact with through the Smart Housing website.

If you have authorized tenant screening we may also provide the property manager/landlord or authorized party with a copy of the screening results and/or leasing/renting suggestions as provided to Smart Housing by our screening vendor(s).

We work with property managers/landlords and service providers to enable them to accept payments from you using the Smart Housing website. In doing so, a property manager/landlord or service provider may share information about you with us, such as your email address, when you attempt to pay that merchant, your address, phone number, etc. We use this information to confirm to that property manager/landlord or service provider that you are a Smart Housing customer and that the manager/landlord or service provider should enable Smart Housing as a form of payment for your purchase.

Regardless, we will not disclose your credit card number or bank account number to anyone you have paid or who has paid you through Smart Housing, except with your express permission or if we are required to do so to comply with a subpoena or other legal process.



Website Use Information

Similar to other commercial Web sites, our Web site utilizes a standard technology called "cookies" (see explanation below, "What Are Cookies?") and Web server logs to collect information about how our Web site is used. Information gathered through cookies and Web server logs may include the date and time of visits, the pages viewed, time spent at our Web site and the Web sites visited just before and just after our Web site.

Referrers

A Referrer is the information passed along by a web browser that references the Web URL you linked from, and is automatically collected by our web server as “traffic data”. We use traffic data to credit your referral to a partner or affiliate who referred you to our web site. This information may also be used by Smart Housing to identify broad demographic trends that may be used to provide information tailored to your interests. You will not be personally identified from this information.



Links to Other Sites

Our website links to other websites and other websites link to us. These websites may collect personally identifiable information about you. Smart Housing is not responsible for the privacy practices or the content of those linked websites.



Account Protection

Your password is the key to your account. Use unique numbers, letters, and special characters and do not disclose your Smart Housing password to anyone. If your password has been compromised for any reason, you should immediately notify Smart Housing and change your password.



With whom does Smart Housing share collected information?

We may share personal information with partners, service providers, or third parties as needed to fulfill our service commitment to you and/or deliver products and services to you. In every case, we will strive to require said third party to use your personal information only to complete the necessary transaction. We will share only the personal information necessary to complete the required transaction.

We may also disclose personal information if permitted to do so by law or in the good faith belief that such disclosure is reasonably necessary to respond to subpoenas, court orders, or other legal process.



Do you sell or share any of the collected personal information with third parties?

Yes, we share your information as needed to connect you with a service provider, if you have requested us to do so. Requesting information about a service provider will cause us to share your information with third parties. Depending on the product, service, or referral requested, we will share with others your name, address, telephone number and e-mail address, and/or other information as needed to fulfill your request.
