Landlord, a rental property owner, though landlord owns building where renters live, still they do mistakes, by doing such mistakes, they just only give themselves a total headache in the future. Here I listed down some of the mistakes landlord should avoid.
1. Not Providing a Safe Habitable Place.
It is the landlords responsibilities to give his/her tenants a safe and sound place to live in. If the landlord is aware that his place is not safe, and his tenant got a physical injury, he can be sued by his tenant.
2. Do not Discriminate.
If the landlord refuse to rent property to a prospective tenant due to race, color, gender, religion, disability and nationality. Landlords should not ask discriminating questions too.
3. Doesn't Respond to Maintenance Request of the Tenants.
Landlords should attend to tenant's request for repair at once. He/she must make sure that all of the facilities are up and running and in good condition
4. Failure to Disclose to the Tenants
Landlords can disclose such thing as recent deaths that happened in rental unit, sex offenders that had lived in the area. Landlords need to disclose too wether the rental units contains lead-based paint.
5. Lastly, landlords should not keep the Security Deposits.
Though security deposit is required before the tenant can move-in, but he/she cannot keep it. Security deposits are intended to cover for the damage that might have caused by the tenant.
