What is property management?

Property management entails the use, maintenance, control, and supervision of real estate and other tangible assets. This includes managing all aspects of a property's everyday operations, such as dealing with maintenance issues, tenant complaints, and rent collection. Typically, it entails managing assets that belong to another person or organization. This is very similar to the managerial function in any company. The property manager works to maintain the property's integrity while generating income on behalf of the owner.

 

What are the responsibilities of a property manager?

Everything that goes on every day at a rental property is administered by property managers. They should be knowledgeable with the field of real estate that the rental runs in. Here is a list of various property management responsibilities:

  • Setting the rent price by analyzing the rental rates in the market.
  • Maintains rental properties by negotiating and enforcing leases, promoting and filling vacant spaces, and maintaining and securing properties.
  • Arranging contracts for maintenance, garbage pickup, gardening, security, and other continuing services.
  • Screening tenants by checking the application thoroughly before approving.
  • Create a lease contract to safeguard the asset and owner's interests. 
  • Collecting rent payments and other fees from renters.
  • Handle issues and tenant complaints.
  • Inspecting premises and making arrangements for necessary repairs and new materials.
  • Supervising employees.
  • Handling taxes.
