To Rent or Not to Rent to Pet Owners

Being a pet owner is taking a lot of responsibilities. Finding a rental unit that is pet-friendly should be considered when looking for a place. Renters should accept the fact, that not all landlords are in favor of pets in their properties. However, there are some landlords who happen to be pet owners too, understand the situation, and considered renting to renters who have pets. Now let's talk about the positive and the negative side of renting to pet owners.

 

POSITIVE:

1. There is a big number of renters who own pets, so if you have a pet-friendly place, you will and can attract a large number of prospective tenants looking for a rental place that will allow pets.

2. Pet owners tend to stay longer in a rental place because they believe that they might have a hard time finding another pet-friendly place.

3. Landlords can earn more, as pet owners are willing to pay extra for their furry friends. Aside from the security deposits, there are also pet deposits.

4. Landlords can charge for higher rental pay. If there is a limited and fewer option of a pet-friendly place, pet owners will not have much choice to choose from for their pets.

5. The landlord can easily fill out all units of his rental place if it is a pet-friendly one, as most of the renters are pet owners, so it means more money coming your way and less in advertising.


NEGATIVE:

There are reasons specifically, why some landlords do not allow pets in their rental properties and here they are:

1. Damage to the properties. Pets can scratch the floors, the walls, the carpets and I have seen some cats scratching the wooden handrail of the stairs.

2. Not all pets tend to behave properly, there are some dogs that keep on barking for no reason, and that would make a disturbance to the neighborhood.

3. One of the reasons why tenant leaves a rental unit is because they got annoyed by the pets that make a loud noise, that even at night when everyone is asleep, they keep on making noises.

4. Pets who don't have proper training tend to pee and poo all over the place. Just imagine waking up in a good mood, then suddenly turned out not so good, just because there is pet's dirt in front of your place.

5. The risk of pets biting other neighbors or tenants.
