6 Ways to Keep Good Tenants

 

The reality of a rental business is that tenants may come and go. As a landlord or property manager, there are definitely lots of things to do to keep your good tenant and reduce the possibility of moving out at the end of their rental contract. To obtain a long term tenant, it is important to make your tenant happy; it will give them no reason to transfer to a different apartment when they don’t have to.  

 

  • Start with a clear rental agreement. Ensure that all expectations of the renter should be clearly explained before they sign-in to their lease.

 

  • Make sure to provide a good customer service assistance to your tenants. Good and quality customer service will help promote your rental property to other prospective tenants.
    • Train your staff to be tenant-friendly.
    • Be knowledgeable about rules, regulations, products, and services that your rental property can provide.
    • When possible try to reply on your tenant's calls, chat or email immediately or on the same day.
    • Be responsive and provide immediate action to resolve your tenant’s issue.

 

  • Build a good relationship with your tenants. Renting is not just about collecting rent or maintenance issue, it is also important to keep our tenants happy by building a good landlord-tenant relationship with them. Surprise your tenant. By giving a small act of kindness, can make a big difference to your tenants. You may consider giving them any of the following:
    • A token of appreciation on a special occasion
    • Thank you card
    • Organize a small event like a picnic
    • One-time discount on rent
    • Offer a renewal gift

 

  • Having a well-maintained property keeps your tenants happy and will make them decide to stay as long as they can. By taking care of your property, tenants will also feel that you are taking care of them. Manage a routine or regular inspection and repairs on your property. By doing this you are not only making your tenant happy for having a well-maintained property but you will also save time and money.

 

  • Be a good landlord. One of the reasons why some tenants prefer to stay in the same apartment is because of their landlord who is like a family to them. Every landlord would likely want to reduce the turnover in their properties. And so it would be great to be a good landlord because it is the key to keeping good tenants and would definitely attract tenants as well.

 

  • Collect feedback. Use a survey to know about your tenant’s experience living in your apartment. It is important because you will know how to correct their issue. Provide immediate action and make sure to improve it next time. And apply to other tenants what you have learned to help keep your good tenants happy.
