How to Do a Basic Video Tour

By giving a clear, continuous shot a video can give a sense of what your apartments are like better than pictures can. Videos can also offer answers to questions that potential residents might have. Plus, they’re easy to post on social media platforms like Facebook. Another bonus - videos also save you time since it is a way for potential residents to view the apartment without you having to take time out of your day to personally show them. If you want to give video tours a try, here is how to get started.

 

The Setup

You will need a camera - a simple, wide-angle digital camera will do - and a tripod. In order to make your apartments video ready, check the lighting. Natural lighting is your best friend and mid-morning light is the best. If the windows in the apartment are west-facing, pick a different time of day when the light has a better advantage. Also turn on all lights in the apartment.

 

The Shoot

As you do your walk-through, keep your hands steady. If this is difficult, carry the camera on top of the tripod as this makes it more difficult for your hands to shake. Walk through the rooms slowly and make sure you actually step into each room to give a panoramic view and a feel for what the room is like.

Give commentary as you give the video tour. This is a great time to answer questions most potential residents have and to also show off the great features of the apartment. As you are talking, make sure to speak loud and clear in case of background noise and keep the camera a consistent distance away from you. This will help your audio to sound more professional.

Keep your video tour under three minutes. No one will have the attention span to sit through a full-length feature of your properties.
