Checklist for Summer-Ready Properties - Landlord

Winter is finally over, but evidences of the havoc it has wreaked on your property are likely still there. Here is a checklist to help you remember what to check to limit further damage and what to have ready for the warm summer months ahead.

 

Steps for You

__ Check all air conditioning units - clean and change filters

__ Check the roof for winter damage and make any needed repairs

__ Clean out the gutters and make sure there is clear drainage from roof to ground

__ Check air ducts and vents to make sure they are clean, well-connected, and well-insulated

__ Turn on and check flow of outdoor water faucets

__ Do an inspection of the foundation for any damage

__ Inspect all wood for wood rot and replace accordingly

__ Repair cracks and holes in the parking lot

__ Clean the outside of all windows

__ Check window screens and wall cracks leading into apartments to limit bug infestation

__ Landscaping

 

Steps for Your Residents

__ Reverse direction of ceiling fans

__ Make sure vents aren’t blocked by furniture

__ Follow landlord guidelines for barbecues to limit fire hazard
