We touched on online presence here, but since it can be such an important tool for your properties and landlords are just barely picking up on this, we felt the topic deserved an article of its own.

 

How Online Presence Helps You

There are so many ways to make a business visible - commercials, brochures, billboards, etc. Not every method works for landlords, but the internet has a lot of ways that make your properties visible. Online presence is a great marketing tool. It’s just another way to spread word.

These ‘lots of ways’ include a lot of free options. We’ll get into those later.

The point of advertising is to let people know about your product, or property in this case. But every type of ad has its limits, especially physical limits. For example, if you advertise your property on a flyer at certain businesses, only people walking into those business will ever see it. By using the internet, your property can potentially be seen by anybody, especially since everyone has a need to use the internet these days.

It’s easy to update your information on the internet. Anytime the status of a property changes you can get on and change the information within a matter of minutes.

 

How to Create an Online Presence

Even as a landlord you can use social media to your advantage. There are several options to choose from but Facebook is still the most widely used so is a good place to start. Make a page for your properties. The secret is you need to regularly make posts so that others will have a reason to visit your profile more than once. Videos are used a lot so you could make a video walk-through of the available property and post for others to see. Social media sites are usually free, which is another plus for you.

You can also try online ads. There are some free options, but as the saying goes, you get what you pay for, so you may be better off paying a bit of money whenever you have a unit you’re trying to sell. The internet is great for ads because some will be able to target in on those who may be looking for a place based on what they’re typing in for searches.             

Another way to build online presence is by creating a property rental website. This will allow anyone who is interested to get the answers they need, like what units are available, what the floor plans are, the pricing, and all that good stuff.  Most websites can also generate leads, which means you can spend less on advertising platforms.
